The standard way to evaluate a home is to compare the subject property to others, which are similar in size, age, condition and location, which have sold recently. Although we look at houses that are currently for sale, we place more emphasis on “sold” homes, as they are a better indicator of fair market values. It is also important to review these current listings to see what competition your home would face in the market today and which homes serious buyers will be seeing.
It is possible that your home has special features or improvements that haven’t yet been taken into account. I can discuss such items in greater detail after booking an appointment for a Comparative Market Analysis (CMA).
