The standard way to evaluate a home is to compare the subject property to others, which are similar in size, age, condition and location, which have sold recently. Although we look at houses that are currently for sale, we place more emphasis on “sold” homes, as they are a better indicator of fair market values. It is also important to review these current listings to see what competition your home would face in the market today and which homes serious buyers will be seeing.
